USDA Mortgage Answers is an educational and inquiry service operated by Timpson Application Development through its Mortgage Answers division, also called TAD Mortgage. We are not a lender, mortgage broker, loan originator, government agency, or current affiliate of a mortgage company.

Information we collect
We collect information that you choose to provide through the inquiry form or chat. This may include your name, email address, telephone number, property state, ZIP, town or general area, loan purpose, timeframe, estimated credit range, household context stated in broad terms, question, and related non-sensitive conversation context.
Household-size and income values adjusted in the homepage sandbox are processed only in your browser. They are not submitted to us, added to an inquiry, or sent to USDA unless you separately enter the same information in a form or chat or choose to use an external USDA resource. To identify a likely county and state, the ZIP lookup sends the entered ZIP to the U.S. Census Bureau’s public TIGERweb service and sends the returned approximate coordinates to the Federal Communications Commission’s public Census Area API. These lookup values are not automatically added to an inquiry.
We also collect limited technical and attribution information used to operate and measure the service, such as the page visited, referring page, campaign and UTM parameters, Google click identifier (GCLID), transaction identifier, consent language and timestamp, and an AI chat session identifier such as openai_sid. Our systems and service providers may also process ordinary device, browser, IP-address, security, and server-log information.
How we use information
We use information to respond to your inquiry, explain official USDA tools and public program information, preserve conversation context, contact you through the methods you authorized, prevent spam and abuse, maintain service and consent records, troubleshoot the site, measure advertising and conversion performance, and comply with applicable obligations.
Humans and responsive AI systems may assist with email or text-message responses. We do not currently use AI voice calls, prerecorded calls, autodialed calls, or unsolicited automated text campaigns.
Service providers and disclosures
Information may be processed by vendors that support our hosting, security, CRM, analytics, advertising measurement, communications, and AI-assisted chat. They may process information only to provide services to us or as otherwise permitted by their agreements and applicable law.
We do not currently sell inquiry records, auction leads, use submitted inquiry information for Customer Match, or transfer inquiry information to an affiliated lender. If we later offer to connect you with a lender, broker, or loan officer, we will identify the proposed recipient and request your affirmative permission before transferring your inquiry.
Advertising and analytics
The site uses Google Analytics, Google Tag Manager, Google Ads conversion measurement, or similar tools. These services may use cookies or comparable identifiers to measure visits, advertising clicks, and completed inquiry events. We do not intentionally place your name, email address, telephone number, or property address in our analytics event data.
We do not currently use submitted inquiry data for remarketing lists, Customer Match, or cross-context behavioral advertising. If that practice changes, this notice and any required choice mechanism must be updated before the change is activated.
What not to submit
Do not submit Social Security numbers, complete dates of birth, bank or financial-account numbers, passwords, tax returns, pay stubs, identification documents, or other sensitive documents through this site, email, text message, or chat. A general address or area may help identify the correct official USDA map, but application documents are not needed.
Contact choices and opt-outs
You may decline to submit an inquiry. You may ask us to stop contacting you at any time. For text messages, reply STOP or use other clear language such as “do not contact me.” For email or other requests, contact contact@timpsonapps.com. We do not switch channels to evade an opt-out.
Retention
We generally retain inquiry, chat, attribution, and consent records for up to 24 months after the last meaningful interaction, unless a shorter period is appropriate or a longer period is reasonably necessary for security, dispute resolution, opt-out enforcement, or legal compliance. Chat records may be cleaned sooner. We may retain a minimal suppression record longer so that we do not contact someone who opted out.
Your privacy requests
You may request access to, correction of, or deletion of personal information associated with your inquiry by emailing contact@timpsonapps.com with the subject “Privacy Request.” You may also request a copy of information you provided or ask about our processing. We may need to verify your identity before fulfilling a request. Applicable rights and exceptions vary by state.
Security
We use administrative and technical measures intended to protect inquiry information and limit access to people and service providers who need it. No online system can be guaranteed completely secure, which is another reason not to submit sensitive documents or account information.
Adults only
This service is intended for adults age 18 or older. We do not knowingly collect inquiry information from children.
Changes to this notice
USDA Mortgage Answers is under active development. We may update this notice as features, vendors, legal requirements, or data practices change. The updated date below will identify the current version.
