About USDA Mortgage Answers

USDA Mortgage Answers is an educational and inquiry service operated by Timpson Application Development through its Mortgage Answers division, also called TAD Mortgage. It is not the U.S. Department of Agriculture, USDA Rural Development, a government agency, lender, mortgage broker, loan originator, or current affiliate of a mortgage company.

Why this site exists

USDA housing questions often begin with a property address but do not end there. Location maps, household-income limits, Direct and Guaranteed program differences, occupancy, property characteristics, and participating-lender review answer different parts of the question. This site helps visitors use official tools and identify what remains unresolved.

What the site does

The site provides property-first educational paths, links to official USDA Rural Development tools, browser-only income and location planning aids, an information chat, and an optional consent-based inquiry form. Humans and responsive AI systems may help organize and respond to inquiries.

What the site does not do

The site does not issue an official property-area or household-income determination, make underwriting decisions, accept a mortgage application, quote a rate, approve a loan, or make a commitment to lend. USDA or a participating lender must make the applicable official determination.
